Hauser is a unified consumer brand used by Hauser OS Inc. and Avenida Real Estate Inc.
Hauser OS Inc. provides the technology platform, property intelligence tools, software, data analysis, AI-assisted features, and related digital services.
Real estate brokerage services are provided separately by Avenida Real Estate Inc., a California-licensed real estate brokerage operating under the registered trade name "Hauser" as a DBA.
Use of the Hauser platform does not, by itself, create a real estate brokerage relationship. A brokerage relationship is created only when you execute a separate Buyer Representation Agreement with Avenida Real Estate Inc.

Licensed Real Estate Brokerage
Real estate brokerage services are provided by:

Avenida Real Estate Inc. is licensed by the California Department of Real Estate. You can verify California real estate licenses through the California Department of Real Estate public license lookup.
Brokerage services are governed by the applicable Buyer Representation Agreement, California real estate law, and any required California Association of REALTORS® or other applicable real estate forms.
Buyer Representation Through Hauser
Brokerage services offered under the Hauser brand are focused on buyer representation.
When Avenida Real Estate Inc. provides brokerage services under the registered trade name "Hauser," those services are intended for buyers and do not include seller representation or dual agency under the Hauser service model.
Avenida Real Estate Inc. may provide other real estate brokerage services outside the Hauser-branded buyer representation offering. Any such services are separate from the Hauser platform and are governed by the applicable brokerage agreement.
If you engage Avenida Real Estate Inc. dba Hauser for buyer representation, the scope of services, duties, fees, and obligations will be set forth in your Buyer Representation Agreement.
Flat-Fee Brokerage Model
Avenida Real Estate Inc. dba Hauser charges a flat fee for buyer representation services, as set forth in your Buyer Representation Agreement.
Fees are not calculated as a percentage of the purchase price unless expressly stated in the applicable agreement. Any compensation, credits, rebates, seller-paid concessions, or other fee arrangements will be disclosed in your Buyer Representation Agreement and related transaction documents.
Geographic Service Area
Avenida Real Estate Inc. is licensed in California.
Hauser currently serves buyers in California, with primary focus in the San Francisco Bay Area, Orange County, and San Diego County.
Service availability may vary by location, advisor capacity, property type, transaction complexity, and operational readiness.
Hauser does not offer real estate brokerage services outside California at this time.
Affiliated Entities
Hauser OS Inc. and Avenida Real Estate Inc. are affiliated companies under common ownership. Both are wholly owned subsidiaries of Thoughtful Holdings Inc.
Hauser OS Inc. provides technology and data services. Avenida Real Estate Inc. provides licensed real estate brokerage services.
Thoughtful Holdings Inc. is a non-operating holding company and does not directly provide technology services, brokerage services, or professional advice to consumers.
We disclose these relationships so users and clients understand which entity provides technology services and which entity provides licensed real estate brokerage services.
Where any future referral involves an affiliated settlement service provider subject to RESPA or similar laws, Hauser will provide any required affiliated business arrangement disclosures before or at the time of referral.
Technology Platform Disclosure
Hauser OS Inc. operates a technology platform that may include property intelligence tools, document analysis, property scoring, home data organization, financial calculators, AI-assisted summaries, and related digital services.
Platform outputs are provided for informational and educational purposes only. They are designed to support user understanding and decision-making, but they do not replace independent professional advice, inspections, appraisals, legal review, financial analysis, tax advice, insurance advice, or your own judgment.
Hauser OS Inc. does not provide real estate brokerage services, legal advice, financial advice, tax advice, appraisal services, home inspection services, engineering advice, insurance advice, or contractor services.
Property Intelligence and Scoring Disclosure
Hauser may generate property scores, summaries, classifications, analyses, cost estimates, condition assessments, modernization indicators, and other property intelligence outputs.
These outputs may be based on uploaded documents, third-party property data, public records, MLS data, listing photos, permit records, environmental data, user inputs, and other available sources.
Hauser does not independently verify all third-party data. Property conditions, market conditions, public records, permit information, costs, and other data may be incomplete, inaccurate, outdated, or subject to change.
Hauser scores and analyses are not appraisals, inspections, broker price opinions, comparative market analyses, engineering reports, legal opinions, financial advice, or professional opinions of any kind.
Users should independently verify all material information before making purchase, financing, repair, negotiation, or transaction decisions.
AI-Assisted Features
Some Hauser features use artificial intelligence, machine learning, computer vision, large language models, or other automated systems to generate summaries, classifications, scores, recommendations, or other outputs.
AI-generated outputs may be incomplete, inaccurate, outdated, or based on imperfect source data. They are provided for informational and educational purposes only.
AI-generated outputs should be independently verified before being used in any purchase, financing, repair, negotiation, insurance, legal, tax, or other material decision.
Hauser does not make legal or similarly significant decisions about users through automated processing.
Financial Tools Disclosure
Hauser may provide calculators or tools related to mortgage payments, affordability, refinance scenarios, HELOCs, rent-versus-buy analysis, closing costs, or other financial topics.
These tools are provided for informational and educational purposes only. They are not financial advice, lending advice, mortgage advice, tax advice, or a commitment to lend.
Actual loan terms, interest rates, fees, qualification requirements, closing costs, taxes, insurance, and other financial outcomes may vary.
Users should consult qualified mortgage, financial, tax, legal, or other professional advisors before making financial decisions.
Contractor Directory Disclosure
Hauser may provide a contractor or service provider directory that allows users to identify, save, and organize home-related contractors and service providers.
Unless expressly stated otherwise in a separate written program, Hauser OS Inc. does not vet, verify, screen, endorse, recommend, rank, or guarantee any contractor or service provider listed in or added to the directory.
Directory information may come from publicly available business listings, third-party sources, or user-added entries. Hauser does not guarantee that directory information is current, accurate, complete, or suitable for any particular purpose.
Users are solely responsible for evaluating any contractor or service provider before engaging them, including verifying licenses, insurance, references, reviews, pricing, contracts, and qualifications.
Hauser OS Inc. is not responsible for the conduct, work product, pricing, communications, performance, omissions, or disputes involving any contractor or service provider.
Partner Recommendations Disclosure
Hauser may, in the future, offer a Recommendations feature that surfaces relevant offers or options from participating partners, such as mortgage lenders, insurance providers, home-related retailers, or other service providers.
If and when Recommendations are activated, partner matching will be designed to occur using anonymized or limited signals unless and until a user affirmatively chooses to engage with a specific partner.
Partners will not receive personally identifying information from Hauser unless the user explicitly initiates a request and consents to the specific information being shared.
Some partner recommendations may involve commercial relationships between Hauser and participating partners. If Hauser receives compensation in connection with a recommendation, referral, completed transaction, or user action, Hauser will disclose that relationship in the relevant recommendation experience before the user proceeds.
Marketing Website and App Privacy
Hauser's public marketing website may use cookies, pixels, tags, and similar technologies for analytics, campaign measurement, conversion tracking, retargeting, and advertising to prospective customers.
The logged-in Hauser app does not use Uploaded Content, property intelligence outputs, scoring history, financial tool inputs, AI interaction data, or logged-in app activity for third-party advertising, retargeting, or cross-context behavioral advertising.

Hauser does not sell personal information.
Hauser's public marketing website may use advertising pixels, cookies, tags, and similar technologies that could be considered "sharing" personal information for cross-context behavioral advertising under California privacy law.
California residents may opt out of such sharing through Hauser's cookie controls, where available, by using recognized browser-based opt-out signals where required by law, or by contacting Hauser at:

Intellectual Property
The Hauser name, logo, platform, software, scoring systems, data structures, user interface elements, content, designs, documentation, and related intellectual property are owned by or licensed to Hauser OS Inc.
Unauthorized use, reproduction, distribution, modification, scraping, reverse engineering, or commercial exploitation of Hauser intellectual property is prohibited unless expressly authorized in writing.
Certain aspects of the Hauser platform may be patent pending.
