Hauser is a brand and service of Hauser OS Inc., operating buyer representation services through Avenida Real Estate Inc., a California-licensed real estate brokerage (CA DRE #02247189). Both Hauser OS Inc. and Avenida Real Estate Inc. are wholly owned subsidiaries of Thoughtful Holdings Inc.

Please read the following disclosures carefully. They provide important information about our business practices, licensing, and obligations to clients and the public.

Licensing Information

Hauser operates as a DBA of Avenida Real Estate Inc., a licensed real estate brokerage in the State of California.

Each real estate advisor affiliated with Hauser is individually licensed by the California Department of Real Estate. License numbers are available upon request or may be verified at dre.ca.gov.

Buyer-Only Representation

Hauser exclusively represents buyers. Always.

  • We do not represent sellers

  • We do not engage in dual agency

  • Our advisors' loyalty is to you, the buyer, exclusively

This means we never have a listing agreement with the seller of a property you're buying, and we never represent both sides of a transaction.

Flat Fee Disclosure

Hauser charges a flat fee for buyer representation services. Our fees are not based on a percentage of your purchase price.

Current pricing is displayed on our website. All fee arrangements will be disclosed in writing in your Buyer Representation Agreement prior to engagement.

Unlike traditional commission-based agents, our compensation does not increase when you pay more for a home.

Geographic Service Area

Hauser currently operates in the San Francisco Bay Area, including San Francisco, the Peninsula, South Bay, East Bay, and North Bay.

Our services are not offered outside of California. We are licensed exclusively in the State of California.

Affiliated Business Disclosure

Corporate Structure

Hauser is part of a family of companies under Thoughtful Holdings Inc. ("Thoughtful" or "Parent Company"). The following entities are wholly owned subsidiaries of Thoughtful Holdings Inc.:

Hauser OS Inc. Technology company that develops and operates the Hauser platform, methodology, and buyer intelligence systems. Hauser OS Inc. owns the Hauser brand, technology, and intellectual property.

Avenida Real Estate Inc. Licensed California real estate brokerage (CA DRE #02247189). Avenida holds the real estate licenses under which buyer representation services are provided. Hauser operates as a DBA (doing business as) of Avenida Real Estate Inc. for real estate brokerage activities.

Relationship Between Entities

When you engage Hauser for buyer representation:

  • Hauser OS Inc. provides the technology platform, due diligence methodology, property intelligence, and scoring systems

  • Avenida Real Estate Inc. provides the licensed real estate brokerage services, including offer preparation, negotiation, and transaction management

  • Both entities share information as necessary to deliver integrated services

Your Buyer Representation Agreement is with Avenida Real Estate Inc., the licensed brokerage. Platform and technology services are provided by Hauser OS Inc.

RESPA Disclosure

Because Hauser OS Inc. and Avenida Real Estate Inc. are affiliated companies under common ownership, we are required to disclose this relationship under the Real Estate Settlement Procedures Act (RESPA).

You are NOT required to use any affiliated service as a condition of your transaction. You are free to shop for and select any service provider of your choice. Your decision to use or not use an affiliated service will not affect the quality of services provided to you or the terms of your transaction.

Future Affiliated Services

Thoughtful Holdings Inc. may add additional affiliated service providers in the future. Any new affiliated business arrangements will be disclosed to you in writing before you are referred to such services, in accordance with RESPA requirements.

Technology and Property Intelligence Disclaimer

Hauser uses proprietary technology and methodology to aggregate, analyze, and present property information from multiple sources. Our platform is designed to assist your decision-making—not replace professional judgment or independent verification.

Data Sources

Our platform aggregates data from various third-party sources, which may include:

  • Multiple Listing Service (MLS) data

  • Property inspection reports

  • Public records and permit history

  • Environmental and hazard databases

  • Neighborhood and location data providers

  • Other third-party data sources

We do not independently verify third-party data. Information is provided as received from these sources. Each data provider has its own terms, limitations, and accuracy standards.

No Professional Advice

Our platform and analysis do not constitute:

  • Legal advice

  • Financial or investment advice

  • Tax advice

  • Appraisal or valuation

  • Home inspection or engineering assessment

  • Insurance advice

  • Any other professional advice requiring licensure

You should consult qualified professionals for advice in these areas.

Informational Purposes Only

All property intelligence, scoring, analysis, and recommendations provided through our platform are for informational and educational purposes only. Our analysis is intended to help you ask better questions—not to provide definitive answers.

No Warranties

We provide property intelligence on an "as is" and "as available" basis. We make no warranties, express or implied, regarding:

  • Accuracy, completeness, or reliability of any data or analysis

  • Fitness for any particular purpose

  • The condition of any property

  • The accuracy of any inspection report or third-party data

  • Future performance or value of any property

Independent Verification Required

You are responsible for independently verifying all information material to your purchase decision. This includes but is not limited to:

  • Physical condition of the property

  • Permit history and compliance

  • Title and legal encumbrances

  • Environmental conditions

  • Neighborhood factors

  • Financial projections or estimates

Point-in-Time Analysis

Our analysis reflects data available at the time of processing. Property conditions, market factors, and data sources change. Analysis is not continuously updated unless you request a new report.

Limitation of Liability

To the maximum extent permitted by law, Hauser shall not be liable for any decisions made or actions taken based on information provided through our platform. See our Terms of Service for complete limitation of liability provisions.

Patent Pending

Hauser's methodology and systems are proprietary. Patent pending.
