Do you represent sellers?

No. We exclusively represent buyers. No listings, no dual agency, no conflicts.

Are you a real estate brokerage?

Yes. Hauser operates as a dba of Avenida Real Estate Inc., a licensed California real estate brokerage (DRE #02247189). You get full legal representation with a licensed agent—we've just rebuilt everything around due diligence instead of property search.

What's the difference between Hauser and a traditional buyer's agent?

Traditional agents spend most of their time finding you homes and scheduling tours—then rush through disclosures because they've already invested dozens of hours. We flip that. You search (you're already doing this anyway). We focus entirely on analysis, strategy, and closing. The result: deeper diligence, faster decisions, and confidence you're making the right choice.

How is this different from another broker?

We offer more service—including proprietary intelligence no traditional agent provides. This is full-service representation with the emphasis where it counts most.

Will you help me find homes?

We don't run your search—you're already doing that on Zillow, Redfin, or wherever you prefer. When you find something interesting, we activate. That said, we'll absolutely share our perspective, let you know of any off market opportunities that might fit your search, and our analysis often surfaces whether a property is worth pursuing before you've toured it.

What exactly do I get from Hauser?

Complete buyer representation from engagement through close: disclosure analysis, inspection review, permit research, 1,500+ data points synthesized into a decision-ready profile, offer strategy, negotiation, and full transaction management. You also get access to our platform where everything lives in one place.

What's the "1,500+ data points" you mention?

We evaluate the home itself (structure, systems, condition, permits, past work), the HOA (is applicable) and everything around it (location factors, natural hazard exposure, crime trends, school quality, market indicators). This feeds our proprietary scoring system that helps you decide whether a property is a Go, Caution, or No-Go—with the data behind each call.

What's a "decision-ready profile"?

It's the output of our analysis: a single view of everything that matters about a property, organized for decision-making. Not buried in PDFs and email threads. Not dependent on your agent's memory. Clear issues, clear costs, clear recommendation.

How fast can you analyze a property?

Within 24 hours of receiving documents and disclosures. Often, much faster. Speed is an edge—when multiple offers are coming in, we're built to give you a clear picture while others are still "looking into it."

Do you attend home tours and inspections?

We'll attend inspections when useful and can attend tours when needed. But we're not your tour guide—we're your analyst and negotiator. Many clients tour on their own, then bring us in when they're serious. When you do want to evaluate a home further, we can always organize private showings as well.

Where do you operate?

Our core markets are the San Francisco Bay Area—SF, Peninsula, South Bay, East Bay, and North Bay -, San Diego, and Southern Orange County. However we support buyers throughout California.

Do you work with first-time buyers?

Absolutely. In fact, first-time buyers often benefit most from our model—you get the diligence and guidance that ensures you're confident in what is likely the biggest financial descion of your life.

What if I'm relocating from out of state?

Perfect fit. You can search remotely, we can analyze remotely, and we coordinate everything locally. Several of our clients have bought California homes without setting foot in California until their final walkthrough.

Do you work with investors or only primary residence buyers?

Both. Our analysis is the same—what's the true condition, what are the risks, what's it going to cost. Investment buyers especially appreciate the data-driven approach.

What types of properties do you cover?

Single-family homes, condos, townhomes, and small multi-family (2-4 units). If it's residential and in California, we cover it.

How do I get started?

Book a call. We'll talk through where you are in your search, what you're looking for, and whether we're the right fit. No pressure, no commitment.

What if I already have an agent?

If you've signed a buyer representation agreement, you'll need to work that out first. If you're just casually working with someone without an agreement, you're free to switch.

Can I work with Hauser and another agent simultaneously?

No. We require exclusive representation during our engagement. That's how we commit fully without wondering if someone else is submitting offers on your behalf.

What if I find a home but decide not to buy it?

That's the job working as intended. We'd rather you walk away from a bad deal than close on one you don't feel good about. No penalty—move on to the next property.

What happens after I close?

Your property intelligence transitions to our owner platform. Everything we learned—condition issues, maintenance timeline, permit history—stays with you as your ownership playbook.
